Property Manager
Spherion Staffing is interviewing experienced candidates for a Property Manager role in Bismarck, ND.
The Property Manager is responsible for the performance of each property by creating a stable occupancy rate through the retention of tenants and ensuring the company is providing the best and most timely service to its tenants. Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate courses of action when dealing with all tenant relations including complaints and concerns.
The Property Manager must be able to communicate effectively with the Director of Operations on a regular basis and ensure all necessary paperwork is complete, correct, and timely. The Property Manager will enforce the lease and ensure tenants compliance with lease agreement and Valley Rental policies, while following all state, Americans with Disabilities Act and Fair Housing laws.
Salary $50k
Responsibilities:
-Present and maintain positive tenant relations and team member attitudes, know/greet people by name
-Tenant Relations: Listen, understand and work to resolve any tenant complaints. Document all tenant concerns, problems or issues in Yardi
-Market and lease available apartments using honed leasing skills to consistently meet and exceed company goals
-Investigate escalated tenant complaints, concerns, problems, and/or issues and decide upon the course of action
-Develop marketing plans while remaining informed of market conditions and understanding competitive pricing
-Inspect designated properties using checklist at least once per month and drive all properties weekly. Pick-up trash, write up any work orders
-Provide a high level of customer service and connect with residents
-Manage budgets and accomplish financial objectives by collecting rents, manage bills/invoices, analyzing monthly financial statements, forecasting and scheduling expenditures
-Bid and negotiate service contracts, procuring all necessary building supplies, managing maintenance staff and vendor relationships
-Maintain a high-quality on-site team
-Lead maintenance team, assign work orders and monitor ongoing maintenance requests
-Other duties as assigned
Requirements:
-High School diploma required, college degree preferred
-Background with affordable housing programs is preferred
-Above average computer literacy in Microsoft Office and savvy social media skills
-A win-win attitude, keen listening skills, strong attention to detail, ability to multi-task and delegate with ease, and the desire to contribute and lead a team to success
